Tucson MLS: Major Changes

The Tucson MLS recently merged with the Green Valley and Santa Cruz MLS’s and became the MLS of Southern Arizona. As the MLS data fields did not match exactly, and Green Valley and Santa Cruz had a number of fields not used in Tucson, the combined database contains many more search options.

But this is good for consumers, as more detailed information will be available for each listing. For example, have you ever found a home that looked perfect, only to discover there is only a single sink in the Master Bathroom? Sometimes that is a “deal killer”, but in the new MLS database there are fields for “Dual Sinks/Master and “Dual Sinks/Hall”.

Looking for Dual Master Bedrooms? Or a “Jack & Jill” Bathroom? Yes, there are new search fields for these.  Have you ever been surprised to find the Laundry Room is Outside or in the Garage? Not uncommon in Central Tucson, but often a turn-off for Buyers.

Surprised by high HOA dues?  What do they cover? New fields show what HOA’s are responsible for including Exterior and Front Yard Maintenance, Garbage Collection, Cable, Pest Control, Roofs and more!

And there are many more new fields; Here are a few I found interesting:

All Kitchens have a Pantry, right? Actually, some do not but the new MLS will tell you if there is a Cabinet, Closet or a Walk-in Pantry.  Are Lever Doors important? It’s a new field along with wide hallways and doorways, roll-in showers and more.

Home orientation and location is often very important, requiring a user to check a map for every listing. Not anymore. New fields exist for East/West and North/South Exposures, Cul-De-Sac Lots, Homes that Border Common Areas, Alleys or Washes, and more!

So what is the down side, if any? There will be a transition period in which EVERY listing on MLS must be updated, so information may be incomplete in the early days of this change. Searches must also be updated, so if you are a client that receives automated search results from your REALTOR®, there will be a short transition period for these as well.

But the upside is worth it, as much more detail will be available on all listings, saving you time from looking at homes that don’t meet your requirements. And being able to focus your search on your Exact requirements!

And when will this happen? Monday, August 7th. So don’t be alarmed, know there will be changes and you may have to be a little patient for a short time.
