Vail is an up and coming area in Southeast Tucson that is known for great schools and wide, open spaces. Vail remained largely rural until the late 90’s when Antler Crest was opened followed by Coyote Creek in the early 2000’s. Both subdivisions boast one acre or larger lots and are located in North Vail.
In 2001, development took off as Rancho Del Lago, a Master Planned Community, was opened with KB Homes as the first builder. Richmond American and Pepper Viner followed in 2002 and in 2004, DR Horton opened three neighborhoods to the west of the Pantano Wash as real estate sales exploded and Vail’s popularity hit its peak in 2006.
Vail’s school system, which consistently ranks as one of the best in the state, continues to be a major draw for families with children. Vail’s openness, affordability and proximity to I-10 have also contributed to its success. Located less than 30 minutes from downtown Tucson, Vail is a favorite location for Raytheon employees and Davis-Monthan personnel, as well as snowbirds and retirees.
The Median Price of homes for sale in Vail North of I-10 is about $260,000; for homes South of I-10, the Median is around $210,000. Most homes range in price from $200,000 to $300,000, although about 25% are listed for less than $200,000.
