Vail Arizona is split in the middle by Interstate 10, and residents naturally refer to each side as North & South Vail. Development of each area, at least initially, was much different.
South Vail which includes the town of Corona De Tucson was initially developed as a rural area where neighborhoods were developed rather haphazardly over a long period of time. In 1979, Santa Rita Bel Air Estates was opened, which was the first major development in South Vail.
Construction in South Vail languished for the next 20 years until Sycamore Springs Estates, a gated, acre+ lot sized community opened in 2001. JD Ranch, Sycamore Hills Estates and Sycamore Canyon are also gated, acre+ subdivisions. Perhaps with a nod to South Vail’s rural ranch roots, two more acre+ communities were developed and without an HOA; Santa Rita Acres Estates and Whetstone Ranch.
The large, national builders found South Vail with the opening of Santa Rita Ranch I in 2003. This was quickly followed by the family oriented communities of Santa Rita Estates, Oasis Santa Rita, Sycamore Canyon and Santa Rita Ranch II. New construction continues in South Vail today.
