Rancho Del Lago: The Later Years

In 2005 and 2006, three new Builders entered the Rancho Del Lago Market; Lennar, KHovnanian & AF Sterling.  Lennar & AF Sterling opened new subdivisions in 2005 and KHovanian opened one in 2006.

High Plains Ranch

Rancho del Lago Vail, AZAF Sterling was the first on the scene developing a community called High Plains Ranch. AF Sterling is a highly regarded local builder.

AF Sterling started building homes in Rancho del Lago in 2005, at the height of the real estate boom. Most homes were sold by then end of 2006, when the real estate market crashed.

High Plains Ranch is known for homes located on the Rancho Del Lago golf course. There are 35 lots that overlook the fairway.  There are a total of 89 lots in High Plains Ranch.

Vista Del Lago

Rancho del Lago Vail, AZLennar (aka US Homes) started building in Vista Del Lago in 2005, a small community with 73 lots. Vista Del Lago is located just south of Wingview off of Rancho Del Lago Boulevard.  Lennar was also fortunate in that they completed most of their homes by the end of 2006.

Vista Del Lago is another gated community in Rancho Del Lago, although that wasn’t always the case. It took about three years after the subdivision was completed before the gate was installed. As the gate is an extra cost to the subdivision, there is a 2nd HOA for the community.

Vista Del Lago has one claim to fame, however. The homes on the North side of Kirkwood Lane border a large lake – and there are incredible mountain views beyond the lake. Where else can you find a lake and mountains in the same view in Tucson? The lake is actually open to the Public for fishing.

The Manors

Rancho del Lago Vail, AZKHovnanian is a New Jersey based builder that opened The Manors for development in 2006. The Manors is located on the South side of Mary Anne Cleveland across from Cienega High School.

KHovnanian sold a few homes in 2006  but there was quite a bit of competition – there were 176 homes built in Rancho Del Lago that year. It was also the year that the Real Estate Market started to collapse, which slowed sales considerably.

The Manors also had one problem which hurt sales – some of the lots were very close to the railroad tracks. There are 110 lots in The Manors.

KHovnanian continued to build in The Manors through 2009 when they closed the sales office and opened one at a new Rancho Del Lago community, The Four Seasons.  The Four Seasons is a gated, “Active Adult” community.
