Rancho Del Lago: Final Developments and Today

This article authored by: Rob Hallberg

A new community, The Bluffs, was opened in 2008 despite the poor real estate market. As one neighborhood expands, the Four Seasons Active Adult Community languishes and the Builder pulled out of Rancho Del Lago in 2008.

The Bluffs

Rancho del Lago Vail, AZAF Sterling actually opened their sales office in 2007 and building commenced in 2008. The Bluffs is located directly across Rancho Del Lago Boulevard from Highland Ranch, another AF Sterling Community. The Bluffs offers a Community Pool and Recreation area, amenities not available elsewhere in Rancho Del Lago except in Wingview.

In 2009, Richmond American started building homes in The Bluffs. As the market was still slow and the Richmond American homes were selling for much less,

AF Sterling sold their remaining lots to Lennar Homes. The majority of Lennar homes were built in 2012-2013.  There are a total of 177 homes in The Bluffs, which has two HOA’s due to the Pool.

Rancho del Lago Vail, AZDel Webb At Rancho Del Lago

KHovnanian, who built The Manors in Rancho Del Lago, opened The Four Seasons development in 2007.  The Four Seasons was an Active Adult, Gated Community.

Sales were disappointing and in 2009 KHovnanian sold the entire development to Pulte Homes. Del Webb, a Pulte Homes subsidiary, was brought in to develop and complete the community. Del Webb brought their own, popular models to the community and sales took off!

Del Webb is known for quality Active Adult/Retirement communities nationwide, and The Four Seasons was renamed, Del Webb At Rancho Del Lago. Del Webb is still selling new homes and when completed there will be approximately 524 homes.

Rancho Del Lago Today

Del Webb is the only active new home builder in Rancho Del Lago, however, there are several new development to the West of Rancho Del Lago.

Acacia Ridge (DR Horton), Mountain Vail Estates (Richmond American, Mountain Vail Reserve (KB Homes) and Discovery at Mountain Vail (Lennar) are currently being developed, which are located to the West of Rancho Del Lago off of Mary Anne Cleveland. Although Acacia Ridge is very close to Rancho Del Lago, it is a completely separate community.

This is the sixth and final installment in the series, “Rancho Del Lago, A Master Planned Community.”
