Rancho Del Lago: A Master Planned Community

Rancho Del Lago Vail, AZRancho Del Lago is a “Master Planned Community” located in Vail, AZ.  A Master Planned Community (MPC) is one in which there are multiple subdivisions created by several Builders.    Rancho Del Lago is the only MPC in Vail; however, Rita Ranch, which is in the Vail School District, is also a Master Planned Community. Other MLP’s in Tucson include Rancho Sahuarita, Rancho Vistoso, Dove Mountain and Continental Ranch.

Master Planned Communities are governed by a Master Homeowner’s Association which have CC&R’s (Covenants, Conditions & Restrictions) that govern the entire community. Some of the subdivisions, however, have special amenities which require a second HOA with rules specific for that community.

Del Webb is an example of a subdivision which has two CC&R’s. Del Webb is unique in that it is an Active Adult Community which is also gated, has private streets, two swimming pools and other recreational facilities. As you may expect, the Del Webb HOA collects additional dues to cover the private streets and amenities.

Wingview and Vista Del Lago are also Gated Communities with private streets. “Snowbirds” and security-conscious residents often prefer Hacienda del Lago Restaurant Vail AZa gated community.  Wingview also has a community pool. The Bluffs, while not Gated, also has a Community Pool. All of these subdivisions have their own HOA and dues are higher to cover the costs of private streets and amenities.


There are currently 15 subdivisions in Rancho Del Lago. Homes are still being built in Del Webb, which is completing the final phase of their community; and in Copper Ridge At Rancho Del Lago, a brand-new Meritage Homes community. Here is a complete List:

Most Master Planned Communities offer additional facilities, such as community parks, a Recreation Center, Golf Course or Restaurants. Rancho Del Lago has a highly acclaimed 18-hole golf course, Del Lago Golf Club, which is open to the public. They also have an excellent restaurant, Hacienda Del Lago.
